Lunch n’ Learn: Savills Real Estate 101

Led by Christina Shamaly and Noah Kruger of Savills, this session will review metrics of the Houston office and warehouse/industrial market. They will also share their knowledge of trends in workplace design, workforce retention, and the basics of the office leasing process as it pertains to fast growing companies and start up’s. What happens when you have 20+ employees? Do you have product to store and distribute? Where are your customers and clients located? How much parking will you need? What is the ingress/egress of the building? In addition to these questions, attendees will be provided with a step-by-step process of negotiating both a traditional office lease, pro’s and con’s of a sublease, and other nuances that business executives need to keep in mind from letter of intents (LOI) to completed final leases and move in/architecture & design and final construction delivery. It’s never too early to be educated on a decision that is usually your company’s 2nd or 3rd largest bottom line item behind salary, real estate.
More about Christina Shamaly: Christina is an assistant director at SavillsHouston office with over 13 years of experience in servicing clients via marketing and business development on the landlord side for multiple commercial real estate industry verticals like retail, capital markets, multifamily and office. She enjoys volunteering to help young women in their career journey and has been a member of CREW, AMA, AAF, and HLSR JCC committeeman. Before joining Savills, Christina was the director of marketing for TPMC Realty Corporation and was involved in the redevelopment of a Galleria Class A office building. Prior to that, she was based in NYC as the marketing director at Empire State Realty Trust, a 13 million square feet office portfolio. She originally was born in Singapore and spent most of her life growing up in Asia and loves to teach yoga on the side.
More about Noah Kruger: Noah is a managing director at Savills Houston office with over 20 years of commercial real estate and client servicing experience. His comprehensive understanding of his clients’ business objectives, in-depth market knowledge and LEED expertise have each helped him deliver all-inclusive real estate solutions to his clients. Noah began his career as an architectural consultant with Hellmuth, Obata and Kassabaum, then with Dell, Inc. working in the Small and Medium Business division. While obtaining his MBA in Finance, Noah earned his LEED® AP accreditation solidifying his commitment to the green building movement. Outside of the office, Noah is a business mentor at the Houston Technology Center and a member of the British American Business Council. He participates in the Greater Houston Partnership, the Steering Committee for the Houston Jewish Federations’ Commercial Real Estate Society and is on the board of directors for the Evelyn Rubenstein Jewish Community Center.
